2017 Smoke Alarm Guidelines for Auckland Rental Properties
Property owners now have no choice when it comes to installing smoke alarms in rental properties. All rental properties must have sufficient smoke alarms in place to meet the new building codes. These are a few of the smoke alarm guidelines that you now need to be aware of in Auckland.
Smoke Alarm Placement
The Residential Tenancy Act specifies that one smoke alarm needs to be installed in each bedroom or within three meters of each bedroom’s door and on each level, even if no-one sleeps there. Failure to comply with this new regulation is considered an unlawful act, and the financial penalty can be up to $4,000.
Types of Smoke Alarms
For properties that don’t currently have smoke alarms in place, you will need to fit the homes with the new photoelectric long life smoke alarms. If you have a property with one of the old smoke alarms that have always been in place, you can keep those alarms for now, but when they stop working or they run out of battery life, you’ll need to install the new photoelectric smoke alarms. The good news is that these new smoke alarms last a lot longer than the older ones. So instead of having batteries that only last a year, you will be able to keep them active for longer.
It will be the tenant’s responsibility to replace the batteries in the smoke alarms. It’s a criminal offense for them to tamper with or disable the smoke alarm, but they will need to change the batteries when necessary. It’s also the tenant’s responsibility to alert the landlord or property manager as soon as possible if there are any issues with the smoke alarm. However, landlords and property managers should be testing those smoke alarms during all routine inspections at the property.
